What is for sale

This is a real estate rental business in the Hokuriku region that owns and leases more than 20 apartment buildings and detached rental houses, plus runs some property sales. It has been operating for 10 to 20 years and is run almost single-handedly by the owner, with management tasks outsourced to keep the team lean. The owner is selling to secure founder's profit (cashing out after building the business) and plans to retire after a handover period.

Because this is a company (share) sale, the buyer takes over the existing legal entity along with its properties, bank accounts and any licences, rather than re-registering everything from scratch.

Paying for it

If you stay overseas. No Japanese bank will lend to a new company whose director lives abroad. The realistic stack is your own cash plus asking the owner to take part of the price over 2 to 3 years. That one question is in every Deal Pack.

If you move to Japan. On a visa that lets you run a business, Japan Finance Corporation lends up to ¥72M at about 1 to 2 percent for exactly this. Once you have a Japanese company, the government pays two-thirds of due diligence and registered-broker costs, up to about ¥8M (round 16 closes 6 Nov 2026). The company's existing bank relationship comes with it.

What this listing says. The listing states interest-bearing debt of ¥500,000,000 to ¥1,000,000,000 that appears to transfer with the company, and explicitly flags that releasing the owner's personal guarantee (連帯保証) on this debt needs to be confirmed; the broker also charges a success fee based on a Lehman formula with a minimum of ¥25,000,000 plus 10% paid at basic agreement, on top of TRANBI's own usage fee.
